Recladding Your Home: A Guide for Auckland & Waiheke Homeowners

By BH Construction

If you’ve been told you need to reclad your home or you’re starting to see signs of wear and tear, it’s easy to feel overwhelmed. It’s not something most people deal with often, and there’s a lot of conflicting information out there.

At BH Construction, we’ve been working with homeowners for 20+ years. We know the local housing stock, we understand the weather conditions and we know what it takes to get a reclad project done properly, with minimal stress for you.

Here’s a clear, guide on what recladding actually involves, when you might need it and how we can help make the process easier.

When Should You Think About Recladding?

Not every home needs recladding but if yours does, you’ll want to know about it sooner rather than later. These are the signs we tell clients to look out for:

Your home was built between the 1990s and early 2000s

If your house was built during this period, particularly with plaster style or monolithic cladding, it might fall into the "leaky home" era. Not all homes from that time have problems, any that do and we’ve worked on all types.

You’ve noticed leaks, damp patches, or musty smells

These are the big red flags. Water getting into the walls can cause rot, black mould and long term structural damage. If you see swelling in the walls, paint blistering or unusual staining don’t ignore it.

The outside looks tired, or just plain wrong

Sometimes recladding is about function and sometimes it’s about form. If your home looks dated or you’re planning to sell in a few years, recladding can seriously improve curb appeal and value.

Not sure if you need recladding? Start with a proper inspection. We can either work with your builder’s report or recommend someone we trust to assess the situation.

Getting a Quote with BH Construction

We try to make this part simple and straightforward. Here’s what you can expect:

Step 1: Get in Touch

Give us a call or send through an email. We’ll ask a few questions about your property, location, rough size, any existing reports and talk through your concerns.

Step 2: Site Visit

We’ll arrange a time to visit the property (Auckland or Waiheke, no problem). During the visit, we’ll assess the exterior, identify any visible issues and have a practical chat about your goals, budget, and timeline.

Step 3: Clear Pricing & Advice

You’ll get a detailed, no surprises quote. We’ll also let you know if building consent is needed and what kind of cladding systems might be best suited to your home.

Good to know: We handle council paperwork and consent applications as part of the service so you don’t have to navigate that maze on your own.

What the Recladding Process Looks Like

Every home’s different, but here’s how the recladding process typically plays out when you work with BH Construction:

1. Design & Planning

We collaborate with architects and council to lock in a cladding system that meets building code and suits your home’s style. If you're not sure what you want, we’ll walk you through the pros and cons of different materials.

2. Strip Back the Old Cladding

Once consents are in place, we remove the existing cladding and check what’s underneath. If we find damaged framing or water ingress, we’ll repair it before any new work begins.

3. Install the New Cladding

With everything prepped, we install the new cladding, whether timber, weatherboard, or something more modern with a cavity system for proper drainage and durability.

4. Final Checks

We coordinate inspections with the council and make sure all work is signed off. You’ll get peace of mind knowing everything’s up to standard.
